System Maintenance Check Processes

Air Conditioning Maintenance
Our annual air conditioning maintenance will take place once per year on the agreed equipment. This is a onetime cleaning and inspection. If your unit fails for any reason, there will be a service charge. We will perform the following:
- Check thermostats and zones
- Lubricate all open type bearings
- Inspect belt wear and tension
- Check operating pressures and temperatures
- Check pressure switch and settings
- Check voltage and amperage
- Clean and check condensate drain
- Clean or replace filter- not included in price
- Check blower wheel (Removal and cleaning is extra)
- Wash condenser coil

Fall Heat Pump Maintenance
Our heat pump maintenance will take place once per year on the agreed equipment. This is an annual cleaning and inspection. If your unit fails for any reason, there will be a service charge. We will perform everything listed in the Air Conditioning Maintenance and:
- ??Check defrost system
- Check reversing valve
- Check auxillary heat

Hydro/AC Maintenance
Our hydro air maintenance will take place once per year on the agreed equipment. This is a one time cleaning and inspection. If your unit fails for any reason, there will be a service charge. We will perform the following:
- Check thermostats and zones
- Lubricate all open type bearings
- Inspect belt wear and tension
- Check voltage and amperage
- Clean and check condensate drain
- Clean or replace filter- not included in price
- Check blower wheel (Removal and cleaning is extra)
- Inspect hot water circulator system
- Inspect hot water coil

Oil Heating Maintenance
Our annual oil heating maintenance will take place once per year on the agreed equipment. This is a onetime cleaning and inspection. If your unit fails for any reason, there will be a service charge. We will perform the following:
- Includes nozzle, oil filter and strainer
- Check thermostats and zones
- Adjust electrodes
- Lubricate all open type bearings
- Inspect belt wear and tension
- Clean or replace filter- not included in price
- Check blower wheel (Removal and cleaning is extra)
- Vacuum stack and exchanger
- Perform an efficiency test
- Inspect chamber
- Clean burner cone
- Clean burner fan

Gas Heating Maintenance
Our annual gas heating maintenance will take place once per year on the agreed equipment. This is a onetime cleaning and inspection. If your unit fails for any reason, there will be a service charge. We will perform the following:
- Check thermostats and zones
- Lubricate all open type bearings

- Inspect main and pilot burners
- Check manifold gas pressures
- Check voltage and amperage
- Clean and check condensate drain
- Clean or replace filter- not included in price
- Check blower wheel (Removal and cleaning is extra)
- Check combustion air inlet pipe
- Check flame rectification and safety controls
